Metropolitan cities such as Bengaluru see a lot of migration due to work opportunities. This has resulted in a significant portion of apartments occupied by tenants. Since these tenants are temporary residents, associations needs to make sure they do not disturb the sanctity of the apartment during their stay.
It is recommended that Apartment associations define strict guidelines about tenant occupation and conduct and submit it to the flat owner to provide it to the tenant before the tenant moves into the community. This helps in seamless transition of the tenant into the apartment community and associations do not have get involved in the transition process.
As an association member, you may provide the following information sheet to the tenant and get it signed as an acknowledgement.

Following is the information for you to ensure your transition into our community is seamless and trouble free. Please ensure you follow these guidelines and regulations for an incident-less stay at our apartment
1. The maintenance should be paid in full by the 5th of every month. You may pay the amount by cheque/bank transfer/Apartment Management App to the following account

A penalty charge of (as decided by the Association) would be levied in case of late payments or default.
2. The tenant should obtain a NOC from apartment association if he/she intends to vacate with a 15 day notice
3. The tenant may only use service lifts for shifting heavy household equipment (in or out)
4. The common area of our apartment is managed by an agency and for all of your electrical, plumbing and all other maintenance needs you can reach out to our apartment designated Manager <Manager name>. Please note that any maintenance that is executed inside your flat is on a chargeable basis.

5. Please treat the apartment workforce with respect and any disputes with their work may be brought to the associations notice. The association will take necessary action to resolve the issue.
6. There is a designated parking for each apartment and we request you to park your vehicles in the designated parking area allotted to your flat.
7. Any dispute with the association or any other resident should be bought to the notice of association. While the association will try its best to mediate the solution in a fair manner, please note that the association’s decision will remain final.
8. For aesthetic reasons, signs, posters, flags, sheets, articles of clothing, etc. are prohibited from being displayed in the window(s) of any apartment unit.
9. Each tenant is responsible for the safety of his/her personal possessions for all hazards including fire, theft and water damage.
10. Please do not attempt to flush ANY items especially down the toilet which could cause blockage in the drain pipes. Should it be necessary to have a plumber to unplug your toilet, tub or sink, you will be charged for the service call.
11. Please notify the association if you plan to bring along or adopt any pets. Pet Regulations must be complete and obeyed at all times within the premise. All discharges by your pet in the apartment must be cleared by you. Pet regulation violations incur a fine of 5000/- INR payable to the Association.
12. Tenants are responsible for the conduct of their guests in their apartment or outside of the premises in accordance with the rules and regulations. Stereos, radios and televisions are not to be played at high volume levels that they may be objectionable to other residents or to your neighbors. Gatherings of residents and their guests are welcome provided such gatherings do not become boisterous, obscene or objectionable to other residents or neighbors.
13. All the above guidelines and any other guidelines that are laid down by the association in future have to be followed for a better community.
